I will look there also , thanks . However , I would really like some feedback from this group too , since I've been following this site for months and know how much you all have to contribute .

No mandatory road fees nor CC&R. Crime is higher near the pavement. Some roads have no grid power; some have no phone service; some have neither. Cable (and thus, internet) where paved (maybe), otherwise wireless. No soil except for a few lots in the middle (see State IAL maps). Some flooding (look for the dark green on your favorite satellite maps; runs from about 1/A to 8/C). Wild west "live and let live". Helicopters. Subdivision is large enough to have distinct "neighborhoods" within; things get really weird around the edges where some roads dead-end. Pigs are worse near the preserve (G road).

Just my $0.02.

I've lived in HA since 1975. There is a contingent of people here that adhere to the philosophy of "don't build it and they won't come". Consequently any infrastructure improvements are often thwarted. Through the years people have become board members of the community association and the road committee just to sabotage any improvements. The idea is to slow development. Indeed, development has been slower than other subdivisions but it continues nonetheless. The consequence is that land prices are low and most of the homes built here are substandard and quite a few of the residents are living in poverty. I worry about the long term effects of this trend. Any community planner will tell you that a healthy community is made up of all income levels. An entirely wealthy neighborhood has problems and it's not hard to imagine that an impoverished community will have some problems too.
If you live near 8 Road you will at least be able to drive around. Up here near 1 Road we have a crisis. The pavement is falling apart and there is no plan to repair it. Hundreds of people drive on 1 Road every day along with school busses, Kupuna Vans, large trucks etc....For years the repairs have been done by a few of us volunteers who need to get to work every day. People fight the idea of mandatory road fees and very few contribute to the road committee. It's a mess.
That's my rant for the morning. Now I gotta try to get to work.

Including at least one broadband project.

there is crime/problems in EVERY subdivision, the more access and traffic the more chance of crime IMO

Im on Rd 2, I drive for 5 minutes off pavement at 8 MPH to get home, and live at the end of maybe the only truly dead end rd here (rd ends at creek) ..so LOVE IT (dead end roads are rare in the Acres, I dont know of another like ours).

but other parts of the Acres I wouldnt like so much, let alone HPP etc., especially Rd 8 w/ its speeders (often over 50 MPH in places) and chance for pets or keiki getting hit by cars daily...

No crime near my place, we all have dogs/guns... and if you drive by and we dont know you, you ARE LOST and best turn around n keep on moving!! ;)
...my Rd in front of my place, you can literally stand naked for days on before a (lost) car comes by ;) IMO 100% paradise!

save our indigenous and endemic Hawaiian Plants... learn about them, grow them, and plant them on your property, ....instead of all that invasive non-native garbage I see in most yards... aloha

Almost all of the numbered roads in HA have one dead-end; see any map.

The "creek" (illegal Shipman flood ditch) is passable with enough ground clearance (or a quad, or bicycle, or on foot).

I'm on a dirt road. I used to want it paved, but I noticed a progression; pave the road, everybody goes too fast, add speed bumps. My road has bumps now, guess that'll do!
